A new property market analysis has revealed contrasting rental patterns across Kenya’s capital, with five upscale and peri-urban neighborhoods experiencing downward pressure on lease rates during the opening quarter of 2025.

Data from HassConsult’s quarterly House Price Index indicates that residential rental costs decreased in Kitisuru, Lang’ata, Muthaiga, Kiserian, and Ruiru between January and March, marking an unusual countertrend in a market otherwise characterized by escalating housing expenses.
